The Keys Real Estate Placement sub-fund of the SICAV-FIS Keystone Fund aims to build a portfolio of real estate assets that is diversified both geographically and strategically.
The sub-fund focuses its investment in office buildings mainly located in France (60%) and major European cities. Generally, buildings will be acquired with one or several leaseholders. However, depending on opportunities, buildings may be acquired during construction.
Exclusively reserved for professional investors under MiFID.

Related to the difficulty of quickly selling the fund’s assets, considering that the Fund largely invests in real estate assets and that the real estate market potentially offers limited liquidity. Furthermore, requests to redeem units may be suspended when they are above 10% of the number of units.
CAPITAL LOSS RISK
Related to the lack of money-back guarantee on the capital initially invested.
REAL ESTATE RISK
Likely to cause a decline in value due to changes in real estate markets.
DISCRETIONARY MANAGEMENT RISK
This relates to poor performance by the selections made by asset (or operations) managers.
